New build hotel by Topland for Manchester EventCity Venue

Topland Group, the owner of the Royal Crescent in Bath and Hallmark Hotels, is to develop a 203-bedroom hotel in Manchester.

The private investment company has launched a joint venture, Trafford City hotel, with Marick Real Estate and Mill Lane Estates.

Together they have acquired a 1.75-acre development site opposite the EventCity venue at the Trafford Centre.

Planning permission has been secured for the hotel, which will be operated by Tower Hotel Management, a subsidiary of the Peel Group. Discussions are currently taking place to badge the hotel with a leading brand.

Work on the Trafford City hotel is due to start in early 2015. It is expected to be the first of many projects undertaken by the new partnership.

Topland is currently involved in the construction of a 190-bedroom Hampton by Hilton hotel at London City Airport, for which it provided Marick with a £22m development finance facility. Mill Lane Estates is the development manager on the Docklands hotel, which is set to open before Christmas 2016.

Sol Zakay, executive chairman and chief executive of Topland, said: "We are in the process of assembling a pipeline of hotel development opportunities within the new joint venture with Marick, Mill Lane Estates and others. We are actively seeking further sites throughout the UK suitable for such development."

Over the past 16 months Topland had become a major player in the regional UK hotel market, having spent £200m on acquiring 28 hotels with its aim of building a £1b hotel business.

Following the purchase of the 12 Menzies hotels in November 2013 for around £80m, it bought the eight-strong Hallmark group in July 2014 in a £75m deal, with the addition of eight hotels in the Feathers group in January 2015. Topland also owns the Royal Crescent in Bath, five Thistle hotels in London and one in Edinburgh, the Hilton Glasgow, Hilton Brighton Metropole, and Ramada London Gateway. Earlier this month Topland announced that it was merging the Hallmark and Menzies brands together under the Hallmark banner.
