Location Koala Cottage is conveniently positioned in the heart of the well known and popular village of
Godshill, previously voted one of the UK's prettiest villages. Host to a wide range of restaurants, tea

is located in the south-eastern area of the Island surrounded by rolling countryside and within easy

Description Koala Cottage is a unique concept, created by Maggie and Rick Hilton, previous operators of successful restaurant and hotel businesses. Providing, in our opinion, a high profit investment without the stress of running a "large" business, allowing plenty of leisure time for a relaxed lifestyle.Three years of research, planning and construction have gone into developing a luxury guest house, finished to a high standard and benefitting from a 10 year NHBC warranty. Every effort has gone into assembling top quality fittings and furniture. Sumptuous beds and Wedgewood cutlery are just some of the examples of the attention to detail that has been given to creating the first B & B on the Island to acheive a Five Star English Tourist Board Award plus other accolades that include being shortlisted for the best B & B for the south-east Tourism for Excellence Awards, AA Awards and Chamber of Commerce Awards. Furthermore, a comprehensive marketing strategy has been undertaken to include the development of a well designed and easy to navigate website, promotional material and advertisements in a variety of trade journals and magazines and an editorial feature in a national newspaper, all of which have had a positive impact on Koala Cottage's profile.

Accommodation
Comprising two storey accommodation within an attractive, stone built detached cottage which was completed in September 2005. Three
individually themed and named guest suites are situated on the ground floor with private entrances with wheelchair access. Each deluxe
suite measures some 340 ft² and includes a fully appointed en-suite bathroom. Finished in a "luxurious" Victorian style, equipped with first
class facilities, half tester king size beds and soft seating area. Guests can enjoy a gourmet country breakfast in their own suite or,
alternatively, can be served in the Victorian conservatory as well as al fresco in the walled courtyard.
Guests can enjoy the spa and sauna villa and can arrange for beauty treatments within the guest suites. A private, walled courtyard to the
front of Koala Cottage provides guest parking.
The owners enjoy a privately accessed apartment at first floor level with an attractive open-plan lounge, kitchen and dining room plus
bathroom and 2 bedrooms (one of which is en-suite and offers the opportunity for further guest accommodation).

The Business Created by the current owners with building works completed in September 2005 and opening for guests the following March 2006,
demand has been very strong for both 3-night weekend stays and 4-night mid-week stays with almost total occupation throughout the
summer season and further bookings well into the Autumn period.
Bookings are based on a rate of £228 per person per room for either a 3- or 4-night stay to include a gourmet breakfast. Mr and Mrs Hilton
have successfully sold additional packages with arranged trips to the IW Steam Railway at Havenstreet, special grand high tea and a wide
variety of spa treatments.
This season's trading figures, along with a projected forecast, are available to bona fide applicants upon request, after inspection.
