Three linked properties sell for £3.5m-plus
Colliers Robert Barry sold three linked properties in the last week of October worth more than £3.5m in total.
Its Leeds office sold the Orient Townhouse hotel in the spa town of Harrogate on behalf of Rowena Smith and Mike Peck, who bought Woolverton House hotel near Bath through the property agent's Cirencester office.
Woolverton House owners Ric and Gina House, meanwhile, bought the Bay hotel in Coverack, Cornwall, through the group's Plymouth office.
The Orient Townhouse is a profitable B&B overlooking the Valley Gardens near Harrogate town centre which enjoys a high-tariff trade from the nearby US base at Menwith Hill and operates the 32-seat Yaks Mongolian restaurant on Friday and Saturday evenings.
The terraced stone building, which dates back to the 1890s, provides nine double en-suite bedrooms to sleep 18 guests, a bar, and an owners' suite on the top floor. The freehold sold off a guide price of £695,000.
Woolverton House, a former rectory from the early 19th century, is a 15-bedroom country house hotel set in 2.4 acres of gardens near Bath.
The property, which sold off a £1.65m asking price, includes a 40-seat dining room, a drawing room, a conservatory/bar and a spacious detached three-bedroom coach house for the owners.
The final link in the chain was the Bay hotel in the fishing village of Coverack, near Helston on the Lizard Peninsula, which sold off an asking price of £1.2m.
The 1920s-built property has 14 bedrooms, a 30-seat restaurant, a residents' lounge and bar and a three-bedroom owners' apartment on the first floor.
Its gardens include two lawned terraces, a patio with pond and fountain and four screened-off mobile homes to sleep eight staff.
