The guesthouse is open throughout the year, closing only for Christmas and for a four to six week holiday. The current tariff averages around £80-£90 per room in the winter and £110 in the summer, including breakfast.

 

The rating from Booking.com guests is 9.6 for 2026. The business achieved a TripAdvisor Travellers’ Choice Award, which rates the business within the top 10% in the world from more than 200 excellent reviews. It was also rated ‘Best for British B&B charm’ by The Times in its article on ‘10 of the best hotels in Weymouth’.

 

The annual turnover is consistently £120,000 excluding VAT. There are substantial profits for working owners: 2025 was the best ever recorded summer takings and summer 2026 is already 80% booked.

Tenure

The property is held under the terms of an internal repairing lease, whereby the landlord, Dorset Council, is responsible for the building, including the roof, windows, balcony and exterior decoration. In late 2025 the council painted the back and front of the building, repaired the roof and guttering, and repaired windows and doors.

 

The lease is a locked rolling lease originating from the first half of the 20th century, with the current term for 10 years from April 2021. It benefits from the protection of the Landlord and Tenant Act 1954, Part 2. The current rent is £18,876 per annum.
