The hotel has planning permission for more than 30 new bedrooms and an orangery
The historic Bush hotel in Farnham has been put on the market with a price tag of at least £12m.
The Grade II-listed, 17th-century country house hotel, which received its four-star rating from the AA this year, is being marketed by Knight Frank and hotel brokerage firm Simon Stevens Associates.
The hotel has recently undergone a major refurbishment and features 95 ensuite guest bedrooms, extensive public areas and a dedicated business and banqueting centre.
Planning permission has been secured to increase the number of bedrooms to 132 and build a ground floor orangery with capacity for 100 people, which would open directly onto the hotel’s gardens.
The Bush hotel is “high profitable” due to its corporate and leisure business and weddings and events portfolio, according to the listing.
Knight Frank said the hotel has an investment portfolio producing an annual income of £60,000 from three adjoining retail units and provides “branding and asset management opportunities”.
Matthew Smith, partner at Knight Frank, said: “As the only independent hotel of scale in Farnham, a new owner will benefit from the hotel’s strong industry reputation, high customer satisfaction and financial performance, with the potential for further expansion.”
Simon Stevens, director at Simon Stevens Associates, added: “As an AA-recognised and recently refurbished landmark hotel in the heart of Farnham’s market district, the Bush hotel presents a unique opportunity to acquire a prime town centre site hotel where the bedrooms enjoy such an oasis of calm along with a large car park for its central location.”
Offers are being invited in excess of £12m by way of a company share transfer.
