Two Devon pubs overlooking River Dart for sale

Two pubs overlooking the River Dart in the South Devon waterfront village of Dittisham have been put on the market with property agent Bettesworths.

It is seeking offers of £695,000 for the 999-year lease (dating from 2001) on the Red Lion, a former historic coaching inn that has been frequented by Prince Charles.

The Red Lion has a 32-seat traditional bar, a family room to seat another 20 people, a 32-seat dining room, and a trade garden with 10 picnic tables.

Its seven luxury letting bedrooms account for 20% of business, while the remaining 80% is split equally between wet sales and food.

The property also includes a private flat with a double bedroom, kitchen, bathroom, lounge and balcony.

It is protected by a covenant set up in 2001 which stipulated that the property remained an inn for the next quarter of a century.

Bettesworth is also seeking offers of £195,000 for a 10-year Punch Taverns' lease (effective from 2000) on the Ferry Boat Inn, which sits beside the ferry from Dittisham to Greenway Quay.

The character bar has a panoramic window overlooking the River Dart and the pub is a stop-over point for many day excursions including group visits from sailing and canoe/kayak companies.

There is also a two-bedroom owners' flat with a lounge and study.

The trade split is 60% wet and 40% food, the current rental stands at £31,000 per annum, and the pub is tied for beer products.
