The Hampton by Hilton hotel at Liverpool John Lennon Airport has been put up for sale with a guide price of £12.5m.
The 160-bedroom airport hotel is being offered for sale with vacant possession as a Transfer of a Going Concern (TOCG), subject to the existing franchise agreement with Hilton Worldwide under the Hampton by Hilton brand.
It is held on a long-leasehold interest with around 109 years remaining, with virtually no ongoing rent left to pay.
Completed in 2009, the hotel offers a contemporary bar and restaurant, a 100-cover dining area, three meeting rooms and roughly 60 dedicated guest parking spaces. The bedrooms are spread across the sixth and 11th floors.
It has generated just under £4m in revenue each year and is expected to benefit from the airport’s £9m enhancement programme, which will lead to new retail and dining facilities, as well as good transport links into Liverpool city centre and the rest of the UK.
Knight Frank’s hotels division partner, Ryan Lynn, who is marketing the sale, said: “This is a rare opportunity to acquire a well-invested, strategically located airport hotel operated under a globally-recognised brand. With strong existing cashflow, a stable franchise agreement and upside potential from brand-led upgrades, we expect considerable interest from a range of UK and international investors.”
