The transaction was supported by an £18.2m loan from OakNorth bank
The 382-bedroom Delta Hotels by Marriott Heathrow Windsor has been sold to Gold Care Homes in a multimillion-pound deal.
Digital bank OakNorth provided the £18.2m loan to support Sukhi Gidar, chief executive and co-founder of care home business Gold Care Homes, with the acquisition of the hotel.
Since its launch in Hertfordshire in 1999, the group has grown to 45 homes supporting more than 3,000 residents.
The newly-acquired property offers a fully-equipped leisure club, multiple F&B outlets, including Market Kitchen, Pizza de Marco and the Brew Bar Lounge, as well as 19 meeting and event spaces accommodating up to 400 delegates.
Sukhi Gidar, chief executive and co-founder of Gold Care Homes, said: “This acquisition represents a significant step in our expansion into the hospitality sector. The hotel’s location, operational potential and strong brand made it an ideal opportunity, and we see clear avenues for enhancing both guest experience and long-term performance.”
Deepesh Thakrar, managing director of debt finance at OakNorth, added: “Sukhi has a long-established track record of building and operating high-quality real estate assets, and his experience positions him well to unlock the full potential of this hotel.
“With 2025 Heathrow passenger volumes forecast to surpass the airport’s record-breaking 2024 levels, demand for high-quality accommodation in the local market continues to strengthen. The Delta Hotels by Marriott Heathrow Windsor is therefore exceptionally well placed, benefiting from its scale, brand and strategic location.”
