Exmoor Valley of Rocks hotel on the market for £1.4m

The Valley of Rocks hotel on the edge of Exmoor National Park has been put on the market for £1.4m.

Property adviser Christie + Co will be handling the sale of the hotel which operates under the Bay Hotels banner and is owned and managed by Shearings Holidays.

Located in the coastal town of Lynton, the hotel overlooks cliffs and the harbour of Lynmouth. The 68-bedroom Victorian property retains many of its original features, including the atrium with 27 rooms offering coastal views. There is also a restaurant, lounge areas and gardens.

Matthew Smith, director at Christie + Co's Exeter office said: "The Valley of Rocks is an established, robust and profitable operation, trading well at a high occupancy. It benefits from a high percentage of repeat custom from guests who visit the region to take advantage of the many nearby attractions and beautiful coastline.

"We expect considerable interest from experienced coaching operators and hoteliers looking to expand their portfolios, as well as investors seeking a substantial asset in the centre of Lynton with an opportunity to change the style of operation and focus on the demand for the private leisure market."

The 65-bedroom hotel with bar and 120-cover restaurant is situated in Cocker Square, off North Promenade.

Vince Flower, managing director of Shearings Hotels, said: "As the tour operator, we don't own the Bay Liberty's hotel property, but work in close partnership with the group that does. As part of a recent review, the hotel owners have decided to put the hotel on the market to see if other parties may be interested in taking over the property."
