£30,000 slashed off price of Norfolk pub-restaurant with rooms

Norwich-based UK Pub Sales has shaved £30,000 off the asking price for a Norfolk pub-restaurant with rooms to achieve an early sale.

The Horse & Groom has the feel of a traditional period inn with its exposed timbers and inglenook fireplaces.

It is located in the busy market town of Swaffham, whose attractions include a weekly market and auction and the Ecotech Centre (an environmental education centre that houses the UK's first multi-megawatt wind turbine). It

The town is within easy reach of the Sandringham House royal residence, Holkham Hall, and the North Norfolk coast.

Along with eight double or twin bedrooms, all with en-suite facilities, the inn offers an 18-seat main bar, a 17-seat lounge bar, an eight-seat games room and two restaurants with combined seating for 44 diners.

An enclosed area covered by grape vines to the rear contains five eight-seater picnic benches.

The vendor also rents an adjacent four-bedroom annexe which should be available to the new owner, subject to the landlord's approval.

The Horse & Groom, which is currently run under management, achieves an annual turnover of £200,000 (ex-VAT) from a good mix of food, wet and accommodation business.

UK Pub Sales is seeking offers of £549,999 for the freehold, which has been slashed by £30,000.
